Boiler Sizing

We’ll help you size your new boiler for the highest efficiency possible. Many homes have boiler systems that are either over-sized, or under-sized. Having an over-sized or under-sized boiler can cost you money. An under-sized boiler, tends to long-cycle, and burn up more gas than would normally be needed. Over-sized boilers, tend to short-cycle, and turn on more often, in turn using more fuel. New ultra high efficiency boilers are less costly than you think. There are rebate programs, and tax incentives that customers in Massachusetts and the rest of the country are utilizing to make the transition to green more pocket friendly. You can get rebates of 30% of your total installation cost including the boiler, up to $1,500 on qualifying equipment.

High efficiency gas condensing boilers vent out the side of the house just above the foundation, and can avoid the need for expensive chimney liners. Chimney liner installations can be as high as $4,000 or more for a typical home in Massachusetts. There are also many configuration options with high efficiency boiler installations. You can use your high efficiency boiler to heat your domestic hot water using a super store, indirect water heater, or you can convert your existing tank-type water heater into a super store in the winter, and use it as a normal water heater in the summer to save energy. Considerations When Installing a New Boiler

  • Your plumbing inspector may require you to install a chimney liner when converting from oil to gas heat. Chimney liners can be very expensive in instll. Many customers get discoraged when they choose to convert from oil to gas by the added cost of a chimney liner. Another option to installing a chimney liner may be to install a high efficiency direct vent boiler that exhausts through the side of the house instead. Most high efficiency natural gas boilers vent at low enough temperatures to vent flu gases using PVC.
  • How do you properly dispose of an oil tank? Mr. Pipes Plumbing can provide appropriate disposal off your oil tank. We’ll subcontract your oil tank removal to a licensed contractor that’s qualified to do the job correctly according to local codes. Massachusetts has some of the strictest regulations for disposal of hazardous waste.
  • Where should you install your boiler? You should install the boiler at a location with at least 18 inches clearance on each side. The flu vent should have at least 6 inches clearance from any combustible material. You should also minimize the horizontal connection length for gas chimney vented boiler systems.
  • What to do if you purchase a condo or home, and find that your gas meter is locked? If a residence goes unoccupied for an extended period of time, the gas company will lock the meter. National Grid will require what is called a “gas re-test” to unlock your gas meter. A licensed plumber must pull a permit, pressure test the pipes for leaks, and have an inspection before the gas company will unlock your meter.
